About Us
After 26 years in the New Jersey public works industry and recognizing success as a general contractor, owner Paul Zafiriou decided it was time to focus on what we do best, managing construction projects. Hence, Pharos Construction Management LLC was born. Construction management gives us the opportunity to sit on the other side of the table and apply our construction experience to help owners and architects manage and bring their projects to fruition. Our ability to look at the project through the contractor’s eyes with the owner’s interest in mind makes us an invaluable asset.
Estimating
Over the course of his career, Paul has fine-tuned his estimating skills and is especially proud of his ability. The key to estimating is having an understanding of the work and production rates and keeping up with current costs. There are multiple levels of an estimate, depending on the phase of your project, concept, budgetary, and bid, each becoming more accurate than the previous concurrently as plans are developed. An accurate estimate is the first building block to a successful project.
Bidding
Having a good bid strategy means knowing the market and using that information to decide when and how to put your project out to bid. This is the key to receiving competitive bids. Paul has bid on thousands of projects throughout his career and has developed a proficiency in New Jersey public contracts law, the bid process, and paperwork. A good bid strategy and smooth execution to award is the second building block to a successful project.
Scheduling
A schedule will help keep your project on track. Without a schedule, you are just flying by the seat of your pants – It’s like driving without a destination. A good schedule will let your contractor, subcontractors, and vendors know when they need to release orders, deliver material and equipment when their workers need to be there to perform the work, and how many days they have to complete a particular task. Similar to estimating, the key to scheduling is having an understanding of the work and production rates and knowing what is realistic and achievable. Paul has honed this skill over the years and has the ability to create complex and realizable schedules. A good schedule is the third building block to a successful project.
Coordination
Good coordination comes from experience and know-how. All of Pharos’ managers are seasoned professionals with years of experience and enthusiasm. Our knowledge expands across all trades, from earthwork, concrete, masonry, and carpentry, to plumbing, mechanical, and electrical. This experience allows us to foresee and resolve conflicts before they occur. There is no such thing as a perfect project, but for every problem, there is a solution. This is the fourth building block to a successful project.
Close Out
Even the best contractor will have a little punch list, but no one likes a long punch list. This is where most contractors lose interest, and projects come to a screeching halt. Many times, owners get frustrated and will accept subpar work just to get it over with and close out the project. The key to reducing lengthy punch lists is quality control by performing daily or weekly inspections of the work and submitting periodic punch lists to the contractor. If these periodic punch lists are completed as the work progresses, then the close-out process will also be that much faster. This also ensures that the work is being completed properly and that the owner is getting the quality they deserve. This is the fifth building block to a successful project.
